RICS Level 1 Home Survey in Medway (Condition Reports)

A straightforward, budget-friendly RICS survey for newer and conventional homes across Chatham, Gillingham, Rochester, Strood and Rainham, a clear condition overview without the cost of a full inspection.

What Is a RICS Level 1 Home Survey?

A RICS Level 1 Home Survey, officially called a Condition Report, is the entry-level RICS survey. It's designed for newer, conventional properties built from standard materials and in good general condition, where you mainly want confirmation that there's nothing seriously wrong before you proceed.

Unlike a Level 2 Home Buyers Survey, a Condition Report doesn't give advice on repairs, doesn't estimate costs, and doesn't include a valuation, it simply flags each part of the property using a traffic-light system (red, amber, green) so you know where problems exist and where you might need further investigation. It's the fastest and most affordable of the three RICS survey levels.

Is a Level 1 Home Survey Right for Your Medway Property?

A Condition Report is the right choice if your property fits one of these categories.

If the property is older, of non-standard construction, has been significantly extended, or you want advice on repairs and costs, not just a condition flag, a Level 2 Home Buyers Survey gives you that extra detail and guidance. If it's a period property, listed building, or in poor condition, a Level 3 Building Survey is the right level.

You can learn more about RICS level 2 and 3 below:

RICS Level 1 Home Surveys FAQs

What is a RICS Home Survey Level 1?

A RICS Home Survey Level 1, also called a Condition Report, is the most basic of the three RICS survey levels. It gives a simple traffic-light rating of the property’s condition without repair advice, cost estimates, or a valuation, suited to newer, conventional properties in good condition.

A Level 1 Home Survey is the most affordable RICS survey option, since it’s a quicker, more focused inspection than a Level 2 or Level 3 survey. Cost depends on the property’s value and size, get an instant, fixed-price quote using the form above.

A Level 1 Home Survey (Condition Report) simply flags the condition of each part of the property. A Level 2 Home Buyers Survey goes further, adding advice on repairs, likely costs, and additional detail, better suited to older or more varied properties.

For a genuinely new-build or recently built conventional property in good condition, a Level 1 Home Survey is often sufficient, since there’s less likelihood of hidden defects. We’ll always confirm this is the right choice for your specific property before you book.

Yes. A lender’s valuation only confirms the property is worth the loan amount, it isn’t a condition survey and won’t flag defects. A Level 1 Home Survey gives you independent reassurance about the property itself.
