Purchasing a home is likely the most significant financial decision you'll ever make. Whether you're buying to live in, rent out, or sell, you deserve a process that’s efficient, clear, and free of unnecessary hassle.
That’s where we come in. We don’t just deliver comprehensive reports within 3–5 working days, we guide you through them. We take the time to explain our findings and answer your questions, so you can proceed with clarity and confidence.
Our RICS home surveys undertaken by RICS surveyors provide a thorough visual inspection, expert evaluation of the property’s condition, and a straightforward traffic light rating system to highlight any areas of concern.
You may have heard of these reports described as home condition surveys and rics building surveys.
Previously known as a ‘Condition Report’, this is the most basic and most budget-friendly survey option, carried out by our rics surveyors.
It gives you a clear snapshot of the property's overall condition, flags any obvious defects, highlights urgent issues, and points out potential legal concerns.
This survey is best suited for modern, conventional homes—like houses, flats, or bungalows built from standard materials and in generally good condition. While it identifies problems, it won’t include advice on how to fix them.
If you’re buying a straightforward property and want a quick, affordable overview, the RICS Level 1 Home Survey could be just what you need.
Looking for a bit more detail and peace of mind? The RICS Level 2 Home Survey—previously called a homebuyer survey or home buyer report, it is the most popular choice for buyers.
It includes everything from the Level 1 survey but goes deeper, with a more detailed inspection and expert advice on repairs and ongoing maintenance. It also highlights any issues that could affect the property's value, giving you the insight to make informed decisions or renegotiate if needed.
This survey is ideal for homes in reasonable condition that haven’t had major structural changes. Think of it as a smart middle ground: more in-depth home condition survey than the basics, without the cost of a full structural survey carried out by rics surveyors.
The most detailed survey available, the RICS Level 3 Home Survey—formerly called a Building Survey—offers an in-depth look at the property's structure and condition. It’s a thorough, expert analysis that not only identifies defects but also provides our rics surveyors tailored advice on repairs, maintenance, and what to watch for over time.
This is the ideal choice if you're buying a large, older, or dilapidated property, a building that’s been significantly altered, or if you're planning major renovations.
With this survey, you'll be fully informed—before making a major investment.
